Roof leak repairs in Sunbury

Tracing and fixing roof leaks on Sunbury tile and metal roofs: common causes, repair options, Melbourne price ranges and the rules for flashing work.

Most roof leaks come from a small number of places: a cracked or slipped tile, failed ridge pointing, a rusted or blocked valley, or a flashing that has pulled away from a wall, chimney or flue. A good repair starts by tracing where the water actually enters, which is often a metre or more from the stain on your ceiling. Enquiries sent from this site go to independent local roofers and roof plumbers, and the one who takes on the job quotes and carries out the repair under their own business.

Signs of a roof leak

  • Brown rings or bubbling paint on the ceiling, often after heavy or wind-driven rain.
  • Drips from a light fitting, smoke alarm or cornice.
  • Damp insulation, wet timber or water marks on the trusses in the roof space.
  • Mould smell in one room, or in a cupboard on an outside wall.
  • Overflowing gutters or water running down the outside of a wall.
  • A sudden leak after tradespeople have been on the roof, for example to install solar panels or an aerial.

Where leaks usually start

Tiles. Cracked, slipped or missing tiles let rain straight through. Tiles break under foot traffic, from hail, or from branches.

Ridge and hip lines. Cracked bedding and pointing let water run under the caps. The ridge capping repointing page covers this fault on its own.

Valleys. The metal channel where two roof planes meet carries a lot of water. Leaves build up, water overflows the sides, and old galvanised valleys rust through.

Flashings. Where a roof meets a wall, a chimney, a skylight or a pipe, a metal flashing seals the join. Old lead or galvanised flashings crack, lift or rust, and silicone patches fail.

Gutters and box gutters. When a gutter sags or fills with leaves, rain has nowhere to go and backs up over the fascia, under the bottom row of tiles and into the eaves lining.

Condensation. Not every wet ceiling is a leak. Poor ventilation and missing sarking can cause water to form on the underside of metal roofs, and the fix is different.

Repair options compared

Rusted valley or failed flashing Replace metal component Licensed roofing plumber Quoted on inspection

The figures are published Melbourne ranges including GST from What’s The Damage, October 2026. A run of leaks across an old roof usually points to a bigger job, and the Sunbury roof restoration cost guide compares repair against restoration and re-roofing.

How a leak is traced

A careful provider works from the inside out. They check the roof space under the stain, follow the water marks uphill along the timber, and look for light coming through. On the roof they check tiles, ridges, valleys and flashings above that area. If the source is still unclear they may run a hose over one section at a time while someone watches inside. Ask for photos of what they found before you approve the repair.

Give the provider useful information when you enquire:

  • Which room and which part of the ceiling shows water.
  • Whether it leaks in every rain or only in heavy rain from one direction.
  • The roof material and roughly how old the house is.
  • Any recent work on the roof, such as solar, antennas, air conditioning or gutter guards.

Which rules apply to leak repairs?

Metal roof sheeting, flashings and stormwater drainage on the roof are what the Building and Plumbing Commission classes as roofing (stormwater) work under the Plumbing Regulations 2018. Replacing a valley iron, a flashing, a gutter or a metal sheet therefore needs a plumber registered or licensed in that class. If the plumbing part of a leak repair (materials, labour and GST added together) goes over the value the BPC sets, expect a compliance certificate from the licensed plumber for the flashing or valley work, as Part 12A of the Building Act 1993 makes that their obligation. Keep that certificate with your house papers.

Tile replacement and rebedding on non-metallic tiles sit outside that plumbing class. Hume City Council’s building permit guidance lists repairing parts of roofs with roof tiles or roof sheeting as an example of work that can be exempt from a permit.

What a careful provider will not do

  • Smear silicone over a crack and call it fixed without finding the cause.
  • Replace a tile with one of a different profile that will not interlock.
  • Work in the roof space of a house built before 1990 without considering asbestos. The Victorian Asbestos Hub advises checking for asbestos before repairs or maintenance.
  • Walk across a wet or mossy tile roof without a safe system for working at height.
  • Promise that one small repair will stop every leak on an old, worn roof.

Leaks on Sunbury and nearby roofs

Sunbury’s housing runs from homes built during its growth from the 1980s to recent estate builds. On older tile roofs the usual suspects are ridge pointing and valleys. On newer metal roofs, leaks more often trace back to flashings around penetrations, box gutters, or damage left by later installations. On larger lots in Bulla and Diggers Rest, check for trees overhanging the roof: leaf build-up in valleys and gutters is a frequent cause of overflow leaks wherever branches hang over a house.

What to do next

Put a bucket under the drip, move valuables, and note when the leak appears. Take photos of the stain and, if you can do it safely, the roof area above it. Then ask for a roof leak repair quote with those details. If the roof has several leaks or many cracked tiles, ask the provider to price a roof restoration as well so you can compare.

Frequently asked questions

Why does the leak only show up in some storms?

Wind-driven rain from one direction can push water under tiles, laps or flashings that stay dry in calm rain. Tell the provider which way the wind was blowing when you noticed the leak, as it narrows the search.

Is a wet ceiling always a roof leak?

No. Condensation under a metal roof, a leaking hot water service or pipe in the roof space, or a blocked air conditioner drain can all wet a ceiling. A careful inspection rules these in or out before any roof repair.

What should I do while waiting for a repair?

Catch the water, move furniture and electronics, and keep away from any light fitting that has water near it. If water is near electrical fittings, turn off that circuit at the switchboard if it is safe to do so and get an electrician to check it.

Who can replace a rusted valley iron?

Valley irons and flashings are metal roof drainage parts, so the work is roofing (stormwater) plumbing. It needs a plumber registered or licensed in that class, and a licensed plumber issues a compliance certificate when the job value passes the BPC threshold.

Will my home insurance cover the leak?

That depends on your policy. Many policies treat sudden storm damage differently from gradual wear. Ask your insurer before repairs start and keep the provider's photos and report.
